About Kit-setMe Homes Kit-set Me Homes are the most Advanced, Premium Kit-set homes you can buy and are unlike any other kit-set available. We set out to make a Kit-set home for the ordinary person, Easy and Quick to assemble. And they had to be Affordable. Most people see house building as an expensive, time consuming and skilled process, often with financial risk involved as well. And it generally is. So we set out to create the best kit-set house that the average DIY’er can assemble in as little time as possible and to make it as affordable as possible and with as little financial risk as possible Unlike most kit-set houses, there are no staged deliveries, no massive forests of timber to cut and then prepare and paint. No gib to cut, glue, nail, screw joint, paint. No dusty insulation. Pay a 10% deposit on order, then pay the remainder when it is ready to ship - come and inspect it and put your own lock on your container. So your financial risk is only ever 10%. The savings start before you start building - Kit-setMe homes have a nationwide, pre-approved “Multiproof” Building Consent. Consent is still needed for the position of the house on the land, but council have only 10 working days to give it. So with Kit-setMe, you jump to the front of the council queue. We even have a comprehensive guide so you can even do your own consent. And Kit-set Me homes require far fewer inspections than a traditional build, saving even more money. And we have made Kit-setMe homes the most affordable homes you can buy. Using advanced materials and design techniques, we have made affordability without compromise. Insulation R3.9 to floors, walls and roofs - well over what the NZ Building code requires. Windows are all double glazed with a thermal break. All our skirtings, architraves, covings, reveals are pre-finished and pre-cut. Internal doors close tight against a rubber seal. No loud banging if you’ve left a window open in the wind. The steel lined floor walls and roof “Structurally Insulated Panels” have a factory applied paint finish, far more durable than paint on gib. It also means any contamination from drugs is far more easily dealt with. Should any physical damage occur to the (very strong) walls, simply use 5 minute bog, then sand and paint - all in one visit. The integrated fire resistant EPS insulation means the theoretical insulation values are the same as the “real world” insulation values. It is impossible get in-grained mold on the walls or ceiling. Colour steel ridge, barges and fascia are supplied, with PVC spouting and downpipes. The doors are all pre-painted and pre-drilled for the handles. The door frames, architraves and door stop are all one integrated piece. It takes about 20 minutes to put in each door frame, door stops, architraves, hang the door and fit the handle. The kitchen is a standard self assembly kitchen and includes base and wall units, benchtops, toe-kicks, oven and hob, sink and space for dishwasher. Optional stainless steel benchtops. The distribution board already has the correct switches, circuit breakers and protection devices installed. Of course, all the light switches, socket outlets are all precut and the fittings and cables and even super efficient and long lasting LED light-bulbs and smoke alarm is supplied. All the plumbing fittings are supplied, pipe lengths are detailed, and a full plan of where each fitting goes is included. Even the bath is easy to fit. Toilets, showers and ceramic topped vanities are all included. Along with mirror, toilet roll holder and towel rail. All the little extras that no other kit-set provider includes. Laminated click together flooring is supplied for bathrooms, laundry and kitchen / dining. Carpets are all cut approximately to size, and glue and trims are included. The carpet laying is by far the most skilled job on the house. We show you how to do it - but if you’re not confident, then a carpet layer will have the job done in half a day. Of course, it’s always the hidden extras that cost the money - so we include all the fittings, fixings and sealants. Basic deck and steps are also pre-cut and included. A heat-pump is included and makes for a low cost, yet convenient way to heat and cool the home because of the very high insulation values. With new WOF regulations for insulation for rental homes coming into force, and the affordability of Kit-setMe homes it is often better to demolish an old home and replace it with a modern, well insulated and durable home. And in the space of one large old home you can often fit in two new Kit-setMe homes. Maintenance - With a colorsteel construction, a Kit-set Me home is almost maintenance free. Naturally, it meets the required 50 year lifespan for every NZ new home. Warranty - We will replace or repair any component that breaks (except light bulbs) within 2 years. There is no gib to crack, so you won’t be calling anyone back to fix cracked gib. So how do we do it for this amazing price? Simply this - Unlike many other companies, we have no debt, no mortgage and we own our own solar powered factory. No expensive and glossy brochures or flash website. You do your own building consent. We supply a limited range of homes - As Henry Ford, the first person to use assembly line production for motor cars, and creator of the Ford Motor Company is often reported to have said “Any customer can have a car painted any colour that he wants so long as it is black”. So it is with us - you can have any color, so long as it is Titania. Any layout you want, so long as it is one of the standards (or a mirror image). Any windows, doors or walls wherever you want, so long as they are on the standard plans. It is by standardising the basic layouts, clever optimisation of materials for minimum wastage, mass factory production, with low overheads, that we can produce these houses at these affordable prices. No expensive robotics in our factory - just basic hard work and innovation - all to make an affordable home. These are premium kit-set houses, for a great value price. Excellent as rentals, baches or starter homes. They are transportable later, if required. They have more insulation than required, and are very, very affordable. History Kit-setMe is a new trading name, but we have been building houses for over 30 years - traditional brick & block and lightweight timber frame houses. It was only with some rental houses we owned suffering tenant damage that we though there must be a better way to build houses in the 21st century. So we researched new materials and methods, and have arrived at todays product. Structurally Insulated panels, lined with steel, with very high insulation values, combined with well proven methods of construction, joined with fail-safe integrated trims have resulted in todays product. An easy to assemble, strong and eco-friendly house that almost anyone can assemble. Todays Kit-setMe homes are nothing like a traditional kit-set. A Kit-set should be easy to assemble. And it is an assembly process, not a building process. Just like Apple, who have refined their phones down to almost one simple button, so we have refined house building down to a simple assembly process. that anyone can do. Just because it's now an assembly process does not mean corners have been cut, or features removed. Our houses are almost twice as warm is current NZ Building Codes require. They are far more durable, being lined with steel, not soft gib. Research and design has created our quick-fit window system with integrated thermal breaks between frame and cill. However, we still recommend uPVC as a the warmest, most secure window system. Building Consents are needed for every new house. Builders charge for these. But this is something that you can do. So we provide examples and detail all that is needed. It's not just materials we have developed, but the entire house building method. We have examined every stage of a traditional house build, and refined it, developed it, and simplified it by innovative use of traditional materials, to make on site assembly so much easier and quicker. We have designed out many of the skilled tasks, and made a house that is easy for the non-builder to assemble. We have broken down difficult processes, and using new methods have made the skilled tasks much easier. For example, one of the most stressful and critical days on a traditional house build is the pouring of the concrete for the piles. The piles have to be lined up with string lines on profiles, which extend all over the site. The tops of the piles have to be level for the bearers - yet as you pour in the concrete, they move in the hole, float up, need tapping down with a laser level, move away from string lines, as once the concrete is poured, if a pile needs moving, say, 20mm, the whole of the pile needs to move, not just the top, or else it would then be on a lean. So although we still have piles, we have developed a method whereby piles and bearers are all fixed straight, level and plumb, with building diagonals perfect, before you pour the concrete. Thus removing a stressful few hours work, and at the same time ensuring a perfectly positioned house. Another example that saves huge amounts of time is the way we ship our houses. Usually, materials arrive on site in stages. Or builders go and collect them. With a Kit-setMe home, all the materials arrive in one go, at the start of the job, so no time and money is wasted fetching materials. The 40' container has everything in it for the house, apart from the concrete for the piles. It also provides a secure storage space during the build. Time saved fetching materials from the container, is time spent on your build, and money saved. Building Inspections. No one like having to spend money on building inspections. So we have worked to reduce inspections down to as little as three. A traditional house would have about 12 or even more inspections. Last of all, on any job, is clean up and rubbish removal. On most houses there are piles of packaging, scrap timber, waste gib, off-cuts of every sort. Because Kit-setMe homes are pre-fabricated, there is a fraction of the waste of other building methods. No treated timber off-cuts than can't be burned. No lining or cladding waste to go to landfill. There will be some cardboard from bathroom & kitchen packaging and some other materials - all of which can be re-cycled. Ecology starts at the factory. In keeping with great eco-friendly homes, our own factory is 100% solar powered over the year. 95% of our factory waste is re-cycled (it's cheaper that way, helping again to reduced costs). No imported complex, expensive or massive robotic machines either. The Future Kit-setMe is aiming to be the highest value provider of Premium Kit-set homes in New Zealand. Since we started about 50% of our homes have been to repeat customers, with some having their own homes build first, and then having seen first hand how great they are, have gone on to purchase kit-sets for rentals. No other kit-set manufacturer comes close to this figure. As a result, we have had 7 years of consecutive growth, with little or lately, absolutely no advertising other than our own website. Most orders come about through word of mouth or are repeats.
